This tree is by far one of the most dramatic shade trees in the West with heart shaped leaves and sweet clusters of bell shaped flowers.  The flower is white in June.   It is one of the fastest growing trees.  This tree has strong branches that can carry heavy loads of snow with seed pods that dangle looking like an icicles.  This tree requires a lot of maintenance due to the constant dropping of its pods and leaves.  Do not plant this tree above 7,000 feet.  The max height is 50′ and width is 30′.
